Construction Update
February/March
We are moving along in the process of construction to our location in Puyallup, Wa. Throughout February, we finished the demolition of the “old” space that was previously a real estate office. This included removal of decor, office furniture, carpet, walls, doors, drop down ceilings, and plumbing. We kept about 1/3 of the space as is.
Our architectural plans were completed and submitted to Pierce County along with the extensive amount of paperwork required to submit for building permits. WE WERE APPROVED! This includes approved permitting for our mechanical, plumbing, building design, sewer, fire alarm, fire sprinkler, and demolition.
We then committed to our contractors for concrete cutting, HVAC, electrical, infrared heating panels, plumbing, framing, drywall, drop down ceiling install, insulation, roof repairs, gas pipe fitting, fire sprinkler and alarm.
After we completed demolition, we cut the concrete to prepare for our extensive amount of underground plumbing pipes for our men’s and women’s locker rooms, utility room, and float room. Then, the plumber came in and placed the pipes in the ground. We had an inspection from Pierce County and we were approved to cover. After this, we back filled with dirt and additional cement. The plumber is close to completion of rough in. We will have another plumbing inspection from the county before we can move forward with our drywall and insulation install in these areas.
Our framers came in and built out our locker rooms and created a demising wall between our suite and our neighbors. The framers also began patch repair work on numerous areas around the studio.
Meanwhile, the electrician was changing the old florescent lighting into more efficient and softer LED lighting throughout the existing space. He has almost completed his “rough in” for all of our tenant improvements.
Our HVAC contractors have spent many days revamping and relocating our exhaust and existing ducting system.
At this point, we are on hold with Governor Inslee’s mandated “Shelter in Place” for all non-essential workers. Unfortunately, construction workers took part in this beginning March 26th for a minimum of two weeks. We look forward to resuming as soon as the “Shelter in Place” is lifted.
